Waterhouse South Home Changes
As a member of Waterhouse South Homeowners’ Association (WSHA), Waterhouse South homes and property must comply with WSHA Bylaws and Covenants, Conditions and Restrictions (CC&Rs). This ensures Waterhouse South will always be maintained as an attractive, quality-oriented residential neighborhood, as well as to protect property values within our community.
BEFORE ANY CHANGES are made to the exterior of a home or property, the homeowner must request approval from the WSHA Architectural Control Committee (ACC).
The homeowner is required to submit a detailed, written plan as part of the ACC approval request showing the nature, shape, height, location, materials and colors of the proposed change. The homeowner is also required to check with the City of Beaverton Building Division at 503-526-2403, and provide written/email confirmation on whether or not the proposed change requires permits, as well as the required height restrictions and property setbacks for the proposed change. The plan must be submitted to the ACC at least twenty (20) days prior to the proposed construction start date. No changes to the home or property should start without written approval from the ACC. Decisions by the ACC will be given to the homeowner in writing or email.
The WSHA ACC Request Form can be found on the Waterhouse South website's Documents tab/page. The homeowner may submit the form to any ACC member or email it to acc@waterhousesouth.com.
Common items requiring ACC approval, but not limited to:
Roof Replacement Material – cedar shake and WSHA Board-approved architectural composite shingles are the standard.
House Paint Colors – exterior paint colors should be compatible with homes within the neighborhood.
NOTE: All whole-house painting requires a WSHA ACC Request Form to be submitted even when using the same, current colors on the home. This ensures consistent and equal enforcement of WSHA CC&Rs. Painting requests must include accessory buildings, such as storage sheds and doll houses.
Concrete Driveways, Patios, Walkways & Stoops – exposed aggregate finish for all concrete projects in the front of the home.
Construction or Remodeling – any portion of house exterior (inclusive of windows and gutters), patio/deck, greenhouse, gazebo, hot tub shelter, etc.
Fences – cedar with maximum height of 6 feet from the finished grade to the top of the fence is the standard. Fences must not project beyond the front walls of the home. Consult with neighbors to ensure agreement on property lines.
Gutters – must match construction style and color of house.
Satellite Dishes – installed in a location not easily visible from the front of the home and no greater than 18 inches in diameter.
Siding – cedar lap siding is the standard; however, fiber cement board lap siding is a consideration.
Solar Panels – low-profile models for new installations.
Storage Sheds & Doll Houses – must match construction style and color of house. Height restrictions may apply.
Temporary Structures – any non-permanent construction.
Windows – must match construction style of house. Window muntins (grilles) are not required upon replacement.

NOTE: Ensure all construction complies with Beaverton Code 5.15.030 regarding noise, has proper cleanup during and upon completion, and minimizes impact to neighboring homeowners and public right-of-way.
Roof Replacement Material
While cedar shake roofing is the standard per WSHA CC&Rs (Article VII §7.18), the WSHA Board recognizes that cedar shake may no longer be a viable option for Waterhouse South homeowners replacing their roof due to cost and insurance concerns. Therefore, the WSHA Board has reviewed and approved the following wood-shake look, architectural (laminated) composite shingles, in blacks, browns or grays, as suitable replacement roofing material:
CertainTeed Presidential Shake™ (2-layer) and Presidential Shake™ TL (3-layer)
GAF Grand Sequoia® (2-layer)
Owens Corning Woodcrest® (2-layer) and Woodmoor® (thicker 2-layer)
Pabco Paramount® (2-layer) and Paramount Advantage® (thicker 2-layer)
NOTE: Even for approved architectural (laminated) composite shingles, the homeowner is required to submit a WSHA ACC Request Form for any and all changes to a homeowner's roof.
While a homeowner may consider another brand and/or style of architectural (laminated) composite shingle, the homeowner is first required to ensure the proposed roofing shingle meets the below minimum specifications and then have the ACC Chairperson bring the specifications and a sample of the proposed roofing shingle before the WSHA Board for review and approval. WSHA Board review and approval is required before the homeowner can submit a WSHA ACC Request Form for roof replacement using the proposed shingle.
